Terms of Service

These terms describe what we do for you, what we charge, and what happens when something goes wrong. They reflect how the platform actually works today.
What OWNperty is
We are a real estate consulting and advisory service. You tell us what you are trying to achieve; we review it, research and assess the opportunity, and give you a report setting out the options with the risks, costs and considerations that bear on your decision. Where you need it, we can continue to support you afterwards, including by connecting you with a vetted professional — an agent, lawyer, valuer or similar.
We are not a property listing site, an estate agent, or a party to any property transaction. We are not paid by anyone selling to you: our fee is for the research and the judgement, and we take no commission on what you go on to buy. We do not hold your purchase funds. We do not give legal, tax or investment advice. Professionals we introduce are independent and responsible for their own work and their own regulatory obligations.
Pending legal review — Whether the service as described requires licensing under Ghana's real estate regulations, and how OWNperty should be characterised for that purpose, is an open question that must be settled before launch.
Your account
You must give accurate information and complete identity verification before we connect you with a professional. Keep your login details to yourself — you are responsible for what happens under your account.
We may suspend an account where information turns out to be false, or where it is being used unlawfully.
Fees
There is one fee in the core engagement: the engagement fee. It covers the research, the assessment and the report.
It falls due after the work is done, not before. Submitting a request, having it reviewed, creating an account, agreeing what you need and having us research it all cost nothing. When your report is ready we tell you what it contains and how many options were found; paying the fee opens it. We may waive the fee at our discretion.
There is no success fee and no commission on your purchase. We do not charge a transaction or closing fee, and we are not paid by any party selling to you.
Additional services can be requested — a site visit, a further search, transaction coordination after the report. These are always quoted and agreed with you before payment, never charged automatically, and you are free to decline them.
Payment processing charges are included in the amount shown at checkout. The price you are shown is the price you pay.
Refunds and cancellation
You can cancel a request at any time from your dashboard. Because the engagement fee is only charged once the report is ready, cancelling before that point leaves nothing owed and nothing to refund.
Pending legal review — The refund position after the fee has been paid needs stating concretely: whether a paid engagement fee is refundable once the report has been opened, on what timescale, and how that interacts with statutory cancellation rights for UK and EU consumers, which may override whatever we write here. Note that the report is released in full at the moment of payment, which bears directly on the digital-content cancellation position.
If something goes wrong
Raise a dispute from the request itself. A member of our operations management team acknowledges it, gathers evidence from everyone involved, issues a preliminary finding, allows a window to appeal, and then makes a final decision. The process and its timescales are set out on our Client Protections page.
Raising a dispute with us does not remove any legal right you have to pursue the matter elsewhere.
What we are responsible for
We are responsible for carrying out the research and assessment with reasonable care and skill, for vetting the professionals we introduce, and for handling your data properly.
Our report informs your decision; it does not make it, and it is not a guarantee of any outcome. We are not responsible for the professional's own work product, for the condition or legal title of any property, or for the outcome of a transaction you choose to enter.
Pending legal review — Limitation of liability, any cap on damages, indemnities, governing law and jurisdiction all need drafting by counsel. Nothing currently appears here, and a limitation clause that has not been reviewed is worse than none at all.
Changes to these terms
We will tell you before these terms change in a way that materially affects you. Continuing to use the service after a change means you accept the revised terms.
